Which Is a Better Fit? Move-In Ready Homes vs. Fixer-Upper Homes

You have a lot of things to consider when house hunting. One of the most significant is –do you want a home that you could move into tomorrow or a home that you can fix up and customize to your liking? Choosing between move-in ready homes and fixer-upper homes can be challenging given they each have their own unique set of advantages and disadvantages. 

To help you determine the right type of home for you, we have created this guide that’ll break down the definitions of move-in ready and fixer-upper houses, some of the top pros and cons of each type of house, and even how to find these homes in your area. Let’s get started.

What is a fixer-upper?

If you’ve ever toured a home with shag carpets, peeling paint, and kitchen appliances from the 1970s, then you know all about fixer-uppers. A home described as a fixer-upper is usually livable – but the property needs significant maintenance work such as redecoration, redesign, or reconstruction. Every fixer-upper is different; some only need cosmetic updates, while others may have more severe problems like mold or structural flaws. 

What does move-in ready mean?

The term move-in ready is used to describe a property ready for immediate occupancy. However, the term is more broadly used to describe a house that doesn’t need any major renovations or aesthetic updates prior to moving in. Turnkey homes are more likely to have key features that many homebuyers are looking for, like modern appliances, updated flooring, and sleek interior design.  

Pros and cons of move-in ready homes

Before buying a home that’s move-in ready, here are some advantages and disadvantages to consider. 

Pros

Immediate move in: After house hunting, home inspections, bidding wars, and more, the last thing some homeowners want is a remodeling project. 

Buying a move-in ready home allows you to unpack your boxes and enjoy your home immediately.

Fewer surprises: If you complete the proper inspections, you can expect fewer surprises like a septic tank issue or foundation problem that could cost a lot of time and money to fix. 

It’s easier to stick to your budget: You’ll likely have an easier time sticking to your budget when buying a move-in ready home. Since these homes typically don’t need renovations, you won’t need to worry about going over budget during construction. 

You may have an easier time qualifying for a loan: Move-in ready homes are usually seen as a less risky investment than fixer-uppers to mortgage lenders. This can make applying for a home loan easier for you if you’re buying a turnkey home. 

Cons

More expensive: Convenience comes at a price. Move-in ready homes are often more expensive than fixer-uppers.

Limited opportunity for customization: Other than interior design, there isn’t much opportunity to customize these homes to your liking. Changing the floor plan to add a bedroom or bathroom could be extremely difficult and costly.

Lots of competition: The benefits of a move-in ready home are appealing to many homebuyers. Because of this, you may have a more challenging time buying a house because of the high competition. 

You may not be able to find a truly move-in ready home: Based on your preferences and the houses currently on the market, you may not find a home that perfectly fits your needs without any renovation.

Pros and cons of fixer-upper homes

A fixer-upper can be a great option for some homebuyers. Below are some of the major pros and cons of fixer-upper homes. 

Pros

Better value: Fixer-uppers are often sold at a lower price than turnkey homes. If you have the time and money to invest in a fixer-upper, you can get a large house in a great neighborhood for a fraction of the cost.

You can personalize your home: A fixer-upper allows you to tailor your home to your personal needs and style.

Lower property taxes: Since property taxes are calculated on a property’s original purchase price, you’ll likely pay less in taxes when buying a fixer-upper than if you were to buy a home that you can move into immediately. 

Investment opportunities: When done correctly, buying a fixer-upper and transforming it into a turnkey property can translate into sweat equity and it increases the value of your home. If you were to sell it in the short-term the sweat equity created by the renovation could lead to a profitable sum in your bank account.

Cons

You may need temporary housing: You may not be able to live in your home during construction. If that’s the case, you’ll have to find a temporary housing solution like moving in with family or finding a short-term rental property – which can be expensive. If problems arise during the renovation process, who knows how long you’ll have to be in your temporary housing solution. 

Unknown problems: You never truly know what you’re getting yourself into. During demolition, you may find significant issues like structural flaws, asbestos, mold, etc., that can quickly eat away at your budget. 

High risk: Some mortgage lenders may see your home renovation as a risky investment. Because of this, they may choose not to finance your purchase, or you may have to use more expensive loan options.

Tilden Regional Park, Berkeley

Tilden Regional Park is one of the original regional parks in the East Bay and a classic hiking spot in Berkeley. 

Beyond some amazing trails, the park has a carousel and farm, and Lake Anza offers seasonal swimming, making it a destination for families in particular. Tilden is just a short drive from downtown Berkeley but once you’re there, you’ll feel far removed from the bustling college town.

There’s plenty of shade on this beautiful East Bay hike, and a creek and lake along the way as well. If you can, go early. 

Beyond avoiding the crowds, hiking in the morning as the fog is lifting gives Tilden an unreal and enchanted feel. 

Botanic Regional Preserve, Oakland

A gem nestled in the Oakland Hills, the preserve is abundant with plants and flowers found nowhere else in the East Bay. 

This path is a self-guided tour within the reserve – think of it as a two-for-one nature walk and learning adventure (there are plaques throughout the trail explaining the different plants). 

This beautiful East Bay hiking trail is shaded with a canopy of evergreens with some views of the valley, and you’ll gradually encounter a mild incline. The path has an upper and lower trail – stay on the upper if you want to take it easy, and take the lower if you’re up for a little more of a workout. 

Besides the namesake huckleberries, you’ll wander through many kinds of ferns, bay laurels, and manzanitas, just to name a few. Each season will showcase different plants and flowers, so don’t limit yourself to just a one-time excursion.

Redwood Regional Park, Oakland

The name says it all – come here if you want to see California’s coastal redwoods, right in Oakland! 

It’s a great and quieter alternative to going to Muir Woods north of SF, which gets crowded with tourists and locals alike. 

Redwood Regional Park is filled with many trails to choose from, and this one is moderate enough that you can admire the abundance of 150-foot redwoods and ferns as you go. 

This park is also a great place for spying animals such as deer, rabbits, and even the rare golden eagle. Once you’re deep in the heart of the forests, you’ll notice the air around you is cooler and milder thanks to a refreshing stream of air flowing in, making this spot great for the summer months.

Mt. Diablo State Park, Clayton, East Bay

A little further east in Clayton, Mt. Diablo State Park offers over 40 trails to explore, some of which offer the most spectacular views of the East Bay. 

Hikers clamber to Mt. Diablo for these panoramas, but if you’re looking to chase waterfalls, the Falls Trail is your best bet!

You’ll meander through grasslands and oak savannahs with waterfalls (yes, plural) along the way. The waterfalls are of course best after rainfall, so going in the winter or spring means the waterfalls are flowing and the hills are at their most vibrant. 

The path can be quite muddy and slippery after rainfall, and once you hit Falls Trails, there are some steep sections, so take care. If you go during the summer or during dryer months, the landscape won’t be as lush but you’ll still spy some gorgeous wildflowers and amazing views of the valley. 

A word of caution, especially to any arachnophobes out there: Mt. Diablo State Park is known for its tarantulas, which come out in full force for mating season in late August through early October! If you spy a tarantula, they’re not out to get you and they’re actually harmless – their venom isn’t poisonous to people.

Briones Regional Park, Berkeley

Northeast of Berkeley, Briones Regional Park is 6,000 acres of open space with miles upon miles of rolling hills. The park has grazing land with cows and horses, and a research center for UC Berkeley. 

This loop is a series of trails with some uphill sections interspersed and is mostly unshaded, so make sure to pack a hat and sunglasses. Be prepared to climb and work up a sweat, but the steep inclines are well worth it for the views. 

Once you get to the ridge, you’ll be rewarded with a bird’s eye view of Walnut Creek and the surrounding areas, as well as unparalleled views of Mt. Diablo.

There’s a bench right where Sunrise Trails starts, a perfect spot to enjoy the views and munch on a snack before finishing the trail. In the springtime, the hills are an unbelievable green and the wildflowers are in full bloom. If you want to make the most of the sweeping views, go during sunrise or sunset!

Panoramic Hill and Strawberry Canyon Fire Trail, Berkeley

A must-do East Bay hike if you are looking for unforgettable views of Berkeley, Oakland, and all the way across the bay to San Francisco. Right off campus from UC Berkeley, this hike is also favored by students looking for a study break (or an excuse not to study). 

The trail has some tough climbs and it’s a workout no matter how fit you are, but you’ll get perhaps the most sweeping and breathtaking views of the Bay. 

Don’t be shy in taking breaks, as you’ll have great views throughout your hike up – no need for delayed gratification here. In the spring, plenty of California poppies will be blossoming along the trail. This is another great hike for sunrise or sunset, or go in the evening to admire all the city lights. 

Note: A stone’s throw away from the trailhead is Star Grocery, which has an amazing deli bar in the back with tasty sandwich offerings. Stop by for a sandwich as either fuel for your hike or your reward for finishing.

Volcanic Regional Preserve, Oakland

Round Top is the most prominent feature of the Sibley Volcanic Preserve: an extinct volcano that dates back 10 million years and is the source of all the volcanic rock in the park.

4 Reasons Why Walking Outside Benefits the Brain

Demanding schedules leave many people feeling trapped inside, not able to enjoy nature as regularly as they may desire. Additionally, a busy home life makes it difficult to get out of the house from time to time. However, the benefits of walking outside every day are proven to help keep the brain healthy. Even if all you have time for is a ten minute walk, it’s worth it!

Getting Fresh Air

I’m sure you’ve heard this expression at some point. Getting fresh air allegedly helps a person feel better. However, not many people know what getting fresh air does for the brain. Oxygen is absolutely essential in maintaining healthy brain function, growth, and healing.

In fact, the brain uses about three times as much oxygen for healthy neuron function, as muscles do. The brain is extremely sensitive to decreases in oxygen levels. Therefore when a person takes a walk outside, getting to breathe fresh outdoor air actually improves brain function, especially if a person is cooped up in an office most of the day.

A great suggestion for better work performance is to take a walk outside of the office during breaks!

Improved Concentration

Spending time outdoors with natural scenery has actually been proven to improve brain functions such as concentration. In fact, one study took a group of children with ADHD and compared how well they performed after they were split into two groups.

One of the groups spent the majority of the time after school and on weekends in outdoor green spaces, and the other group spent most of their time playing indoors. The group playing outside showed fewer symptoms of ADHD than their counterparts, even while performing the same tasks.

Increased Vitamin D

When out in sunlight, a person’s skin synthesizes vitamin D, an essential nutrient for healthy brain function. Vitamin D actually protects the neurons in the brain and reduces inflammation. There have also been connections drawn between vitamin D and neurotransmitter synthesis and nerve growth.

All of these are essential to our daily functioning, and therefore vitamin D is extremely important, yet vitamin D deficiency continues to become more common each year. Getting out into the sunlight will give you some of the vitamin D you need. Again, even if you can get out for only ten minutes, it’s still worth it!

Stress Reduction

So many people are working inside a building all day, getting stressed out by a variety of factors in their workplace. Going outside can help reduce this stress. Scientists have discovered physiological evidence that suggests spending time in nature reduces stress, such as observed lowered heart rates and less time spent thinking about problems and/or insecurities.

Furthermore, taking a walk outside will help the brain produce endorphins, which are neurotransmitters responsible for regulating mood. Both being outside and walking can work together to create positive changes in an overall state of mind.

Who doesn’t love freshly cut floral arrangements in their home? Personally, I love arranging my own flowers and I buy dozens of roses every week or every other week because I enjoy their smell and how they brighten a room.

Interestingly, scientists have been doing research on the impact roses have on people’s brains and today’s blog goes over the impact a bouquet of roses can have on your brain and how you can improve your mental health by stopping to smell the roses.

As it turns out they are not just a pretty decoration, smelling roses can have some pretty amazing cognitive benefits. The Feb. 4th, 2020 edition of Martha Stuart’s online magazine features the findings of a new study published in Scientific Reports that the scents of roses can help people retain information and success in learning. The scent of roses can give your brain a boost overnight.

Part of the study used two test groups, including sixth-grade students studying for an exam. One of the test groups studied while smelling rose-scented incense, whereas the other did not. The researchers placed rose-scented incense near the group as a retrieval cue and the test group demonstrated stronger information retention than those who did not.

Some of the students used rose-scented incense while they slept, and the students that used rose-scented incense during both their study and sleeping phases demonstrated a 30% increase in learning. The findings of these reports were also published in Neuroscience News.

The benefits of smelling roses benefit you and your family. It is a wonderful way to give your brain a natural boost and teach your children how they can support their mental health. Consider not only keeping roses on the table in your house but in your office, on your children’s desks, and on your night tables to give your children and yourself those mental boosts. You could even use aromatherapy in the house with rose oil to give your house the fresh smell of roses.

Teach your children the benefits of smelling roses and a great way to spend the day (when it’s not raining) is at the Berkeley Rose Garden where you can find thousands of roses. They provide an ample garden where you can spend the day smelling the roses.
