This report will put most of its attention on quarterly and monthly indicators, which better illustrate changes occurring as 2020 progressed and 2021 began: pre-pandemic to initial pandemic crash through the subsequent market recovery.  In January, new listing activity started to pick up after the typical annual low hit in December. The number of new listings coming on market was approximately 50% higher than in January 2020 - and so was the number of closed sales. The 2021 market is beginning fast and active.  The 2 tables below reflect market statistics and values for Q4 2020 only, for Inner East Bay cities and selected neighborhoods in Berkeley and Oakland. These statistics will often be different than those for the full year 2020.  Median sales values can fluctuate for a number of reasons, and are especially prone to do so in markets with low sales volumes.  A dynamic start to the new year: New listing activity was up approximately 50% in January 2021 over January 2020.  Month by month, year-over-year comparison of home sales volumes - illustrating the initial pandemic crash in activity followed by the market rebound that saw monthly sales volumes climb well above the levels of the previous year. To ultimately peak for the year in December - which is very unusual.  January closed-sales volume was up about 50% over January 2020, and the number of listings going into contract (not illustrated below) was up approximately 56% - tremendous jumps in activity. The next chart compares the year-over-year change in sales for homes selling for over and under $2 million. Sales in the higher price segment saw a substantial increase, while sales under $2 million saw a small decline. December 2020 East Bay Market Report

Oakland-Berkeley Inner East Bay  Real Estate  A Strange & Challenging Year Begins Winding Down  December 2020 Report  In this report, the Inner East Bay Region consists of the cities of Oakland, Berkeley, Piedmont, Alameda, Albany, Kensington, El Cerrito & Richmond, but the report will sometimes use County data as well.  Though Covid-19 upended many normal seasonal trends this year, the market did begin its typical “holiday season” slowdown in November - however activity remained well above levels of last year. It is unknown how the latest pandemic circumstances may affect the market in December, which is usually by far the slowest month of the year.  More importantly, we hope you and your loved ones stay safe and well during this holiday season.  ------------------------------------- This first chart tracks percentage changes in median house sales price since 1990. It is based upon the Q1 2000 price being indexed to 100: A reading of 50 signifies a median price half that in Q1 2000; 200 means the price has doubled since then. In early 1990, the Alameda County median house price - which tracks quite well with the Inner East Bay as a whole - was about $225,000; it is currently running about $1,050,000.  As illustrated in the next 3 charts, new listings coming on market, the total number of active listings, and the number of listings going into contract all fell in November, as is a typical seasonal trend. And they all can be expected to plunge further in December.  The below chart measures demand as compared to the supply of listings available to buy, i.e., the percentage of listings going into contract each month. By this metric, the Inner East Bay house market has been very strong, and significantly stronger than the market for condos. This house vs. condo divide is similar to the dynamic in San Francisco.  Following are 3 additional, classic measurements of buyer demand. They all reflect very healthy demand since the pandemic hit.  The biggest year-over-year increases in dollar volume sales since the pandemic hit occurred in counties where population densities are lower. November 2020 East Bay Market Report

Greater Oakland-Berkeley Region, Inner East Bay Real Estate Markets November 2020 Report with Emphasis  on City Market Dynamics  The first 2 graphs reflect Alameda County data, which generally tracks very close to Inner East Bay trends.  The long-term median sales price chart below is similar to those for most markets around the Bay Area - a significant spike in median house prices since the pandemic struck in early spring. (Generally speaking, Bay Area condo markets have not seen comparable increases in prices.)  As mentioned before, recent jumps in median house prices have been driven not only by appreciation in fair market values, but by increases in expensive home sales. Affluent buyers have made up a larger percentage of Bay Area home purchases since the pandemic hit.  The market typically starts a big slowdown in mid-November, running through the mid-winter holidays, until it begins to wake up in mid-January: New listings and sales plummet, and listings pulled off the market soar. Higher-price segments normally see the most dramatic plunges in mid-winter activity.  This year, the pandemic upended seasonality: Spring, usually the strongest selling season, saw a crash in activity; summer, which typically slows down, saw high demand; and the heated summer market ran right into autumn.  We suspect late Q4 will see something of a slowdown, but remain more active than in past years.  Home Sales Breakdown by Price & Bedroom Count  Higher-Price Home Sales, $1,500,000+, by Month  Measuring Demand by Bay Area County  Market Dynamics by City & Selected Neighborhoods  Following is a series of analyses that look at city and neighborhood sales volumes, median sales prices, and a few standard measurements of supply and demand.  The condo market has been broken out in some of these - around the Bay Area since the pandemic, demand for condos has generally been significantly softer than demand for houses.  Regarding the next chart: Percentages of 50% or more would typically be considered to reflect a high-demand market. October 2020 East Bay Market Report

Oakland-Berkeley Inner East Bay Region  Real Estate 7 Months into the Pandemic  October 2020 Report  The table below compares Q3 statistics across 5 years. Median and average house values continued to rise, while condo values were relatively flat. There was an increase in the number of sales, and of higher-price home sales in particular. Overbidding declined a little, but the region still has the highest average percentage of sales price to asking price in the Bay Area.
